YEIDA plot scheme 2026 — where RPS-10 stands, and what to do if you missed it.

The short answer, as of 19 September 2026: YEIDA's residential plot scheme RPS-10/2026 has closed. Applications ran from 6 April to 6 May 2026 and the draw was held on 18 June 2026. No new residential plot scheme is open on the authority's website today. Here is what the scheme contained, and what your options are now.

What RPS-10/2026 offered

The Yamuna Expressway Industrial Development Authority (YEIDA) — the planning authority for the corridor around Noida International Airport — floated 973 residential plots under scheme code RPS-10/2026, registered with UP RERA as UPRERAPRJ307764/03/2026.

Why a 162 or 200 sq m plot cost what it did

At Rs 36,260 per sq m, a 162 sq m plot worked out to roughly Rs 58.7 lakh and a 200 sq m plot to about Rs 72.5 lakh on the base rate, before lease rent, registration and construction. Applicants deposited registration money up front — around Rs 5.87 lakh on a 162 sq m plot for general applicants, half that for SC/ST applicants — refunded to those who were not drawn.

That is the authority price, not the market price. In a corridor where a scheme is oversubscribed many times over, allotted plots typically change hands later at a premium, and private land nearby trades on its own supply and demand.

Is another YEIDA scheme coming?

As of 19 September 2026 the authority's residential plot page shows no active scheme. The two schemes listed on 16 September 2026 were for senior secondary school plots (institutional) and corporate office space (commercial), not housing plots. YEIDA has historically floated residential schemes in batches as it takes possession of land and completes internal development, so another is plausible — but no date has been published.

To be ready for the next one: keep KYC, PAN, Aadhaar and bank details current, watch the authority's New Scheme page directly rather than relying on forwarded messages, and remember that registration money has to be arranged inside the application window, which is usually about a month.

Missed it? Four routes into the same corridor

  1. Wait for the next authority scheme. Cheapest entry if you are drawn — but it is a lottery, and the wait is open-ended.
  2. Buy an allotted plot in the resale market. You pay a premium over the authority rate and get a specific plot instead of a lottery ticket. Check the allotment letter, that dues are cleared, and that the authority permits transfer at that stage.
  3. Buy in a private plotted colony. Available now, priced by the developer, with layout, services and title for you to verify. This is what Alliance develops — see plots near Jewar airport.
  4. Buy raw land and hold. Lowest entry price, longest horizon, heaviest diligence — land use, title chain and approach road all have to stand up.

What should I check before buying a resale YEIDA plot?

The original allotment letter and the allottee's identity; whether all dues to the authority are cleared; whether the authority permits transfer at that stage and what the transfer charges are; the possession status of the plot; and an encumbrance check. Get the transfer recorded with the authority, not just in a private agreement.
