Two ways to work with Alliance
1. Sell your land outright
We buy parcels for our own holdings and for colonisation. Typical acquisitions run from 300 to 2,000 sq m for holdings, and larger contiguous parcels — several bighas to tens of acres — for plotted colonies. Payment terms are put in writing at the term-sheet stage and honoured on registration.
2. Joint venture or collaboration
You keep ownership of the land through the process; Alliance plans, obtains approvals, services the parcel, builds where the plan calls for it, and sells. The landowner's return comes as a share of the developed area, a share of sales revenue, or a mix — settled case by case according to the parcel's location, size and land-use status, and recorded in a registered agreement.
What we look for
- Where: Greater Noida (Surajpur, Dadri, Greater Noida West and the authority sectors), the Yamuna Expressway corridor, and the villages around Noida International Airport at Jewar.
- Title: a clean chain — khatauni/khasra records, registered deeds, mutation in the seller's name, no pending litigation or encumbrance.
- Shape and access: contiguous parcels with road access, or parcels that can be assembled with neighbours.
- Use: agricultural, residential or industrial land; we advise on conversion and land-use where it applies.
How a joint venture works, step by step
- Documents and site visit. We review the title papers and walk the parcel with you.
- Valuation and structure. We propose outright purchase, a JV share, or both, with the arithmetic shown.
- Term sheet, then registered agreement. Nothing rests on a handshake; the collaboration agreement is registered.
- Approvals and layout. Land-use, layout and service approvals from the relevant authority.
- Development and sales. Roads, services and construction; plots or units sold under the Alliance name.
- Settlement. Area handed over or revenue shared on the agreed schedule, with accounts you can inspect.

Alliance was founded in 2003 by Shiv Kumar Arya, a first-generation professional from a farming family who put himself through a master's in agricultural science before a career at Hindustan Unilever. The firm's first project, Arya Colony, was ~22,500 sq yd of land in Surajpur laid out, serviced and sold — and the family campus still stands on it. What is a land joint venture (collaboration) with a developer?
An arrangement where the landowner contributes the land and the developer contributes planning, approvals, capital and execution. Instead of a one-time sale price, the landowner receives an agreed share of the developed plots or built area, or a share of sales revenue, under a registered collaboration agreement.
Does Alliance buy agricultural land in Greater Noida?
Yes, subject to the title being clean and the land-use position being workable. Agricultural land can be bought for holding or, after conversion under the applicable rules, developed; we advise on which route fits the parcel.

What documents do I need to sell land or start a JV?
Khatauni and khasra extracts, the registered sale deeds in the chain of title, mutation records, land-use or conversion documents if any, a recent encumbrance or search report, and identity and PAN of all co-owners. If some papers are missing, tell us — a good part of our work is helping owners complete a file.
How is the landowner's share decided in a joint venture?
By the parcel's location, size, frontage, land-use status and the cost of approvals and development. We show the arithmetic behind the proposed split before you sign anything, and the split is written into a registered agreement.
How long does a land sale to Alliance take?
With a clean file, from first visit to registration is usually a matter of weeks. Where title needs to be completed or land-use changed, we agree the timeline in the term sheet.
