What a plot costs, and what the rate you are quoted means
Two different numbers both get called the Greater Noida plot price, and confusing them is the most common mistake buyers make. Ask three people for the plot rate in Greater Noida and you will get one answer about what the government says a plot is worth and another about what it actually sells for.

The four ways to buy a plot in Greater Noida
- A Greater Noida Authority allotment. People still search for a Greater Noida plot scheme expecting the old fixed-rate lottery, but the authority now releases residential plots in small batches by e-auction, on a 90-year lease. - Resale of an allotted plot. If you are looking at a plot for sale in Greater Noida today, it is most likely one of these. Available now, priced by negotiation, and carrying the seller's history — unpaid dues and lease rent follow the plot to you, so a no-dues certificate and written transfer permission are the deal, not paperwork.
- A private plotted colony. Freehold land in a developer's layout. The good ones give you a specific plot you can walk today and someone to hold accountable; the bad ones give you a brochure. The layout approval, the services actually on the ground, and the title chain are what separate them.
- Kisan kota / abadi plots. Handle with care — see below.
Kisan kota plots: cheap for a reason
When the authority acquires farmland it returns a percentage of developed land to the farmer. In Greater Noida these entitlements have been issued at 4%, 6%, 8% and 10% depending on the scheme and era (the Yamuna authority's equivalent is the 7% scheme), and the resulting plots are traded as “kisan kota”, “kisan quota” or “abadi” plots.
Kisan kota plots in Greater Noida are genuinely cheaper than authority or colony plots, and some are perfectly clean. But this is the category where eligibility, title and transfer problems concentrate, and the marketing around them is notably light on legal detail — listings routinely lead with location and appreciation while saying nothing about tenure, documentation or resale restriction. If you are looking at one, insist on: the original allotment in the farmer's name, the authority's own registered list for that village, whether the plot is registered and mutated, the tenure, and written confirmation that a transfer to you is permitted. A cheap plot you cannot register, build on or resell is not cheap.
Greater Noida West is a different market
Plots in Greater Noida West — Noida Extension — are not simply cheaper versions of the core. The area was developed around group housing, so plotted residential land is scarcer, and a good deal of what is marketed as a plot there sits on land with a more complicated history. It has its own price logic, its own risk profile and its own approval questions. If someone is showing you a plot there, the verification list below matters more, not less.
What to verify, whichever route you take
- Khasra and khatauni records, the registered sale deeds behind the parcel, and mutation completed in the seller's name.
- Land use for the specific plot — agricultural land does not become a residential plot because a brochure says so.
- For an authority plot: the allotment letter, a no-dues certificate, and written transfer permission with the transfer charges established.
- An encumbrance check, and stamp duty computed on the higher of circle rate or deal value.
- A metalled approach road and services that exist today, not on a plan.
- Any construction or functionality timeline attached to the original allotment.
