The firm in brief

Alliance Developers was founded in 2003 in Surajpur, Greater Noida (Gautam Buddh Nagar, Uttar Pradesh) by Shiv Kumar Arya and is led today by him and his son Harsh Arya. It develops and holds land, builds commercial and industrial property, colonises raw land into plotted residential colonies, and advises a small circle of high-net-worth clients on real estate across Delhi–NCR. It is not affiliated with other companies elsewhere in India that use a similar name.

Timeline

• 2003 — Founded. First project: Arya Colony, ~22,500 sq yd of plotted residential land in Surajpur, fully laid out, serviced and sold. The family campus stands on it today.
• 2005–06 — Dadri Shopping Complex: a compact parcel developed into a shops-and-market complex, plotted and sold.
• 2005–08 — Industrial plot brokerage across Ecotech and authority sites in Greater Noida and Noida.
• 2006–08 — Regional brokerage: flat and plot bookings across Agra, Jaipur and Mathura, alongside a Delhi office.
• 2010 — Institutional campus, Surajpur: a school built on land assembled in stages from 2003, held and still operated by the firm.
• Ongoing — Strategic land holdings (plots of 300–2,000 sq m) across the Yamuna and Greater Noida corridors; Shubh Laabh Vaatika, a plotted colony in the Greater Noida region; channel partner for SDS on the Yamuna Township.
• Now — the Surajpur Collectorate Chamber (commercial, under construction) and a land colonisation near Noida International Airport, Jewar.

Leadership

Shiv Kumar Arya — Founder & Operating Partner

A first-generation professional from a farming family, Shiv Kumar Arya put himself through a master's in agricultural science and spent over a decade in industry — rising to a senior plant and production role at Hindustan Unilever (HUL) — before leaving in 2003 to found Alliance, bootstrapped from his own savings. He set the firm's discipline from day one and still leads operations and on-ground execution; he remains the relationship the firm's bureaucrat, business-owner and HNI clients trust.

Harsh Arya — Managing Partner

An engineer by training, Harsh Arya conducted research at Georgia Tech before completing his MBA at the Indian School of Business (ISB). At twenty he founded Integrated Entertainment, becoming one of India's youngest talent managers and agency founders. How we work

Acquire well. Land is bought at the right basis, with a clean title, in corridors we know street by street. Build properly. Warehouses, chambers and campuses are built to specification, as if we will run them — because often we do. Hold for the long term. A standing portfolio of holdings, a school we still operate, and a first colony we still live on. Stand behind it. Every plot and unit is sold by the developer, with documents shown before money changes hands.
