The project
A land-colonisation venture taking shape near the Noida International Airport at Jewar, in Gautam Buddh Nagar district, Uttar Pradesh. The parcel is being laid out for phased plotting — internal roads, drainage, electricity and the approvals that turn raw land into plots a family can build on.
It follows the model Alliance has run since its first project, Arya Colony in Surajpur (2003): acquire the land well, plan it properly, service it fully, and stand behind every plot after it is sold. Buyers deal directly with the developer, not through layers of resale agents.
Why Jewar, and why now
Noida International Airport at Jewar — Delhi-NCR's second airport — was inaugurated in March 2026, with operations ramping through the year. It sits on the Yamuna Expressway, which links it to Greater Noida, Noida and Delhi on one side and Mathura and Agra on the other. The Yamuna Expressway Industrial Development Authority (YEIDA) is the planning authority for the corridor and has been laying out residential, industrial and logistics sectors around the airport.
Airport-led corridors take years to mature. Prices around a new airport tend to move in steps — on announcement, on construction milestones, on the first flights, and again as jobs and housing arrive. Alliance's view is a long-horizon one: we buy and develop land here to hold and to deliver, not to flip.
What to check before buying a plot near Jewar
- Who approved it. Plots in the corridor come in two kinds — authority (YEIDA) scheme allotments and plots in private colonies. Ask for the layout approval and land-use status for the specific parcel, not a generic brochure claim.
- Title chain. Khasra/khatauni records, the registered sale deeds behind the parcel, mutation, and an encumbrance check. A serious developer shows these before you pay a token.
- Access and services. A metalled approach road, electricity, drainage and water — and whether they exist today or are promised.
- Distance and zoning. How far the plot is from the airport boundary, the expressway interchange and the nearest planned sector; whether it falls in any restricted or noise zone.
- Registry. Registration in your name at the sub-registrar office, with stamp duty on the circle rate or the deal value, whichever is higher.
